Since the practice changes of August 2024, agents need a signed buyer agreement before a tour. Some send the form by email, some bring paper, and some only remember at the door, which delays tours and leaves gaps in the brokerage's records.

Teams have built their own websites and ads over the years, and the brokerage is not sure every one shows the broker name the way TREC requires.

Since August 17, 2024, MLS participants working with buyers must have a written agreement with the buyer before touring a home, in person or live virtual. The agreement must spell out the compensation the agent will receive.

Texas license holders' advertisements must include the broker's name at least half the size of the largest contact information for any agent or team in the ad. Team names must end in "team" or "group" and must be registered with TREC before use.
